Vantage Estates

A design study where the listings are the entire argument, and the brand's job is to stay quiet enough to let them be seen.

This is a Northbound showcase. Vantage Estates is a fictional business created by Northbound Studio to study this problem. It is not a client and has never engaged the studio.

The problem

Luxury brokerages inherit MLS-style templates that flatten a nine-figure portfolio into the same grid as every other listing site.

Design approach

Editorial-first. An asymmetric magazine grid, muted stone palette and listings treated as features rather than inventory rows.

What we did

  • An asymmetric layout that gives each property a distinct footprint.
  • Restrained neutral palette so property imagery holds all the colour.
  • Per-property viewing requests instead of one generic contact form.
  • Neighbourhood context given editorial treatment rather than a map embed.

Conversion structure

Private viewing request per property, with a single agent enquiry as the secondary path.

What the study demonstrates

  • Properties read as features, not listings.
  • A brand presence that supports rather than competes.
  • Applies to architecture practices, galleries and interior design.
